Then.... after digging a litlle deeper....
A piece of siding is removed and a hole is rotted right through the rim joist.
More holes are found in the sheathing just above.
The rot and mold are extending into the floor of the living area. And a new beam and joist are installed.
Notice that the "house wrap" was applied just a "little short". It did not protect the rim joist as intended, allowing moisture to
penetrate from both sides.
In short... This damage could have been prevented by: a) Properly draining the water coming into the crawlspace. b)Adding an inexpensive
moisture barrier on the exposed ground. c) By making sure the house wrap covered ALL the vital areas.
Often, it's what you DON'T see
that matters.....
